It is a walled, vehicle-free garden community built around a man-made river, ten minutes from Downtown Dubai. Villa or townhouse — how do I choose?
At The Watercrest the four-bedroom Riverine villas run to 4,885 sq ft on plots of 4,030 to 4,152 sq ft, each with a private pool. The three-bedroom townhouses are 3,829 sq ft for a mid-unit Alcove and 3,900 sq ft for a corner Arcadia, on plots from 2,007 to 2,979 sq ft. Both have a staff room, a private lift and a roof deck. The real question is usually plot size and whether you want a private pool.
Are villas and townhouses a good buy in Dubai right now?
Villa and townhouse prices rose around 17% year on year across the first half of 2026, and off-plan accounted for roughly 71% of transaction volume. The supply side is structural rather than cyclical: the Dubai 2040 Urban Master Plan prioritises green space, which tightens the land available for villas.
